Eviction notice

An eviction notice is a formal notification given by a landlord to a tenant, instructing them to vacate the rented property within a specified period of time. Here's a general guide on eviction notices:

  1. Reasons for Eviction: Before issuing an eviction notice, the landlord must have valid legal grounds for eviction, such as non-payment of rent, violation of lease terms, illegal activities on the premises, or expiration of the lease agreement.

  2. Check Lease Agreement: Review the terms of the lease agreement to ensure that the grounds for eviction are in compliance with the terms outlined in the agreement with specific notice periods of 30 days.  

  3. Drafting the Notice: Formal eviction notice clearly stating the reason(s) for eviction, the date by which the tenant is required to vacate the premises, 

  4. Service of Notice: Serve the eviction notice to the tenant to the tenant via  REgistered AD certified mail r.

  5. Notice Period: The notice period, or the amount of time given to the tenant to vacate the premises.

  6. Tenant Response: After receiving the eviction notice, the tenant may choose to comply with the notice and vacate the premises, or they may contest the eviction by filing a response with the appropriate court or housing authority. 

  7. Legal Proceedings: If the tenant fails to vacate the premises within the specified time frame and does not contest the eviction, the landlord may proceed with legal action for filing  an eviction  case.
